Dallas: Duke Realty building second bulk industrial property for Shippers

The Dallas office of Duke Realty Corporation has executed a long-term lease agreement for a 556,600-square-foot, build-to-suit distribution facility with Shippers Warehouse, Inc.

Shippers is one of the largest third-party logistics providers in Texas, as well as a provider of warehousing and logistics services coast-to-coast operating more than 5,000,000 square feet of distribution space in 11 nationwide facilities.

This is the second build-to-suit warehouse that Shippers will lease from Duke Realty in Prime Pointe, a 3,000-acre industrial park at I-45 and East Wintergreen Road surrounding the Union Pacific (UP) Dallas Intermodal Terminal in South Dallas.

The first building, Prime Pointe 1005, is a 589,362-square-foot, rail-served distribution center delivered in April 2016 into which Shippers consolidated warehouse and distribution operations from two other facilities. The new building, which will be adjacent to Prime Pointe 1005, will also be a rail-served distribution center, as well as serve as Shippers’ new corporate headquarters.

“We are pleased that Shippers has chosen us to develop another facility for their operations at Prime Pointe,” said Jeff Thornton, Senior Vice President of Duke Realty’s Texas region. “Our successful delivery of Prime Pointe 1005, their satisfaction with the two other properties they lease from us and the trust we have built between our two companies were instrumental in their decision to move forward with another Duke Realty warehouse.”

“Prime Pointe 1005 is an exceptional facility that has helped us improve efficiency in the storage and movement of products for our customers,” said Ken Johnson, CEO of Shippers. “Soon after we took possession of Prime Pointe 1005, we started talking to Duke Realty about a second building that would provide us with additional rail-served distribution space and could serve as our corporate headquarters.”

“This additional activity at Prime Pointe is very exciting because it helps reinforce the benefits this location offers businesses in terms of immediate highway and rail access, a business-friendly environment and a robust workforce,” said Mike Rader, President of Prime Rail Interests. “We appreciate both Shippers and Duke Realty choosing Prime Pointe for another building and making this Shippers’ corporate campus.”

Shippers’ second build-to-suit distribution center and corporate headquarters will be located adjacent to Prime Pointe 1005 on West Wintergreen Road and have Union Pacific rail service along the north side of the building.

The building will include approximately 17,500 square feet of office space including 7,500 square feet on the second floor mezzanine which will be accessible by an elevator. Spaces for 130 cars and 132 trailer spaces will be on-site, as well as a truck court.

Prime Pointe is a 3,000-acre, master-planned industrial park in Hutchins and the Trinity Inland Port Dallas County that offers direct Union Pacific rail service, as well as superior highway connectivity via a four-way interchange at Wintergreen Road and I-45. Rail service to Shippers’ buildings is provided by an industry track that connects to UP’s main line that runs through the Dallas Intermodal Terminal.

Al Leon and Larry Leon with Logistics Realty represented Shippers Warehouse in the transaction while Duke Realty was represented by Matt Hyman, Senior Leasing Representative.
